DUPLEX ON A CORNER LOT – OPPOSITE ENTRIES
A duplex on a corner lot is sometimes required to have an entrance facing each street. Community Design Standards often apply. This plan provides a pair of three bedroom units.
This project was developed as rental housing. This is not one of my favorite plans, but wow is it functional and affordable to construct!
DUPLEX ON A CORNER LOT – SIDE BY SIDE ENTRIES
This custom modern design creates a duplex on a corner lot with side by side entries. The layout of this project was really a puzzle because of height limits.
Ten foot ceiling heights and vaulted ceilings create open space with great light. Window orientation has a dramatic effect on the interior spaces.
This duplex was developed as condominiums. Each unit has 3 Bedrooms and 3 1/2 Bathrooms.
TRIPLEX ON A CORNER LOT
This is a relatively new option for corner lot development, and there are some definite kinks in the process. The triplex on a corner option is the Rubik’s Cube of development.
This design solves the puzzle, at least for this site. Recessed porches create privacy for the individual units.
Each unit takes advantage of its south face, with private outdoor yard space. Grade level incorporates a home office with its own exterior entrance.
Each unit has 3 bedrooms and 3 1/2 baths, in addition to the office space and an ample single car garage.
